Residential Development
Skanska Residential Development Nordic is active in Denmark, Sweden, Norway and Finland. Our projects include all types of homes—from apartment blocks and row houses to detached, single-family homes. In 2005, we developed about 4,500 homes.


History
Although Skanska has been involved in property development in the Nordic region for decades, it is only in the last years that a new business unit was formed to unify the practices in these four countries. This new unit – started on January 1, 2005 – is aimed exclusively at residential project development.

Understanding the needs of our customers
At Skanska Residential Development Nordic, we see it as our task to realize the dreams of our customers.

Long experience in home building throughout the Nordic region has taught us that our customers have similar expectations when it comes to buying a home. When people are buying new homes, for instance, they expect them to be both environmentally sound and of solid quality. But there are also regional variations and lifestyle differences. That’s why, before breaking ground, we perform a thorough analysis to identify the needs of our potential homeowners.

Putting a vision into action
Based on these initial analyses, as well as our own experience as a developer, we form a vision of what our target group is looking for—and how they want to live. Before an architect ever begins sketching, we work to describe that vision, with specifications regarding the materials to be used, and the required features of the home.

With this in mind, we seek out properties that best fit the way people want to live. Sometimes we buy property that has already been divided into residential and non-residential zones. Other times, we get in early and can influence how the land is divided and zoned. Either way, we coordinate between architects, builders and municipal authorities to ensure that the community will meet the needs of its residents and that all local and environmental regulations are fulfilled. Whether that means adding playgrounds and park areas or handling public transportation and safety issues.

Finally, we sell and hand over the completed home to the customer. Throughout this process we share best practices, borrow techniques and share knowledge from throughout the company, in order to guarantee the highest level of quality.
